On-site building manager.

We believe it is not only important to conduct regular site inspections but to have a dedicated on-site Building Manager.

Your Building Manager is responsible for ensuring smooth day-to-day operations of your complex.

The services performed by the Building Manager include but are not limited to:

  • Supervision of on-site cleaning staff and contractors;

  • Carry out regular inspections of all common areas and notify the Facilities Manager of any changes;

  • Arrange and assist in inspection of common property, plant and equipment;

  • Assist in the production and ongoing maintenance of the building asset register;

  • Maintain quality control of all maintenance and repairs, ensuring all works are carried out in a professional, safe and coordinated manner;

  • Ensure correct work procedures and safe work method statements are followed;
    Assist in emergency evacuation procedures when on duty;

  • Maintain records of occurrences relating to breakdowns and breaches of security and access control;

  • Maintain key, maintenance and repair registers;

  • Notify of any incidents, accidents or other events observed or notified of which could give rise to a claim for damages against the Owners Corporation or Managing Agent;

  • Provide monthly reports on the state of the building and facilities including action taken and any recommendations; and

  • Other duties as required by the Executive Committee, Facilities and Strata Managers.
